The retail landscape across the First State is shifting rapidly. From the tax-free shopping hubs in Christiana to the beach towns of Sussex County, the familiar storefronts we see in our towns and shopping centers are changing.
While some areas are seeing new growth, many household names are shrinking their footprints. For Delaware shoppers, this means it’s time to use those gift cards and prepare for empty storefronts at local plazas.
Based on recent bankruptcy filings, corporate restructuring announcements, and ongoing “fleet optimization” plans, here are six major retail chains expected to close locations in Delaware this year.
1. Rite Aid
This is the most significant hit for many Delaware communities. The Philadelphia-based pharmacy chain has been navigating a severe bankruptcy process. Unlike a simple downsizing, reports indicate a massive wind-down of operations in the region.
Sussex County has felt this acutely, with confirmed closures in Lewes (Savannah Road) and Rehoboth Beach (Rehoboth Mall Blvd), alongside closures in Middletown and Newark. Delawareans who still have prescriptions at remaining Rite Aid locations should check with their pharmacist immediately about transferring records to nearby CVS, Walgreens, or Giant pharmacies before the doors lock for good.
2. Big Lots
This one hits close to home for bargain hunters. The discount retailer has been facing severe financial distress and filed for bankruptcy protection to facilitate a sale of the company. As part of this process, they are shedding underperforming leases nationwide.
In Delaware, the Milford location has been marked for closure, leaving shoppers in Kent/Sussex counties with one less option for discounted furniture and pantry staples. Shoppers should expect aggressive “going out of business” sales at affected locations as the brand attempts to stabilize its remaining footprint.
3. Family Dollar
Dollar Tree, the parent company of Family Dollar, is in the middle of a massive closure of nearly 1,000 stores nationwide. Delaware is feeling the impact, as the chain looks to close underperforming stores where theft, maintenance costs, or “market oversaturation” have made profitability impossible.
With Family Dollar locations frequently dotting the Route 13 corridor and Wilmington neighborhoods, local shoppers should watch for liquidation signs. The company is actively closing stores that are too close to each other or facing lease renewals this year.
4. Walgreens
While Rite Aid is closing due to bankruptcy, Walgreens is closing stores due to a strategic “reboot.” The pharmacy giant is in the midst of closing roughly 1,200 stores nationwide to cut costs.
Delaware is a prime target for these corrections because the state is heavily saturated with pharmacies. The company is focusing on closing locations that are not profitable enough to sustain rising labor costs. If you live in a town with two Walgreens within a mile of each other, it is highly likely one will shutter as this plan concludes in 2026.
5. Advance Auto Parts
This major auto retailer is pumping the brakes. Advance Auto Parts announced a massive plan to shutter over 700 locations nationwide by mid-2026 to stabilize its finances.
With a heavy presence in Delaware, several underperforming locations are expected to be on the chopping block. The company is consolidating its footprint to focus on its “Pro” business (selling to mechanics) rather than retail DIY stores. This means your local store could be consolidated into a nearby hub, leaving an empty box in the auto strip.
6. TGI Fridays
The casual dining sector has been struggling for years, and TGI Fridays has been hit particularly hard. The chain has closed dozens of underperforming locations abruptly across the Northeast and Mid-Atlantic in recent months.
The brand has significantly reduced its presence in the region. Facing stiff competition from fast-casual options and rising operational costs, the company is “optimizing” its footprint. Diners who remember the brand’s glory days at the mall should call ahead, as many locations across the country have shut down with little to no warning.
