For homeowners in neighborhoods seeing rapid development, property tax bills have become a source of anxiety. However, this January marks the full implementation of the city’s expanded Homestead Exemption, which has now reached a historic high.

The $100,000 Deduction

Philadelphia has officially increased the Homestead Exemption to $100,000. This means that if you own and live in your home as your primary residence, $100,000 of its assessed value is completely exempt from city real estate taxes.

  • The Savings: At the current tax rate, this saves the average homeowner approximately $1,399 per year on their tax bill.
  • Automatic Renewal: If you are already enrolled in the program, you do not need to reapply; the new, higher deduction will be automatically applied to your 2026 bill.
  • Tangled Title Protection: The city has also introduced new “Conditional Homestead” rules this January, allowing residents who have inherited a home but haven’t yet settled the deed (tangled titles) to still access the tax relief while they work through the legal process.
